How to Protect Your Home this Winter

Florida’s Top Cold Weather Risk: Frozen Pipes

Florida homes often have less insulation than houses in Northern states, making exposed pipes highly vulnerable when the mercury dips near or below freezing. A burst pipe is the most costly winter risk you face.

  • Insulate the vulnerable spots: Focus on pipes in unconditioned areas like garages, exterior walls, and crawl spaces. Use foam pipe insulation or specialized heat tape to protect these exposed lines.
  • Disconnect hoses and cover spigots: Turn off the water supply to all outside faucets and disconnect garden hoses. Leaving a hose connected can trap water that freezes and damages the spigot and the pipe behind the wall. Use faucet covers for extra protection.
  • Let faucets drip: If a hard freeze is forecast, allow a faucet furthest from your main water shutoff to drip slowly. Moving water is less likely to freeze, relieving pressure in the line.
  • Protect pool and irrigation systems: Drain or cover your backflow preventer. If your pool pump has a “freeze protect” setting, ensure it is activated so the pump runs during the coldest hours.

Guard Against Fire Risk 

The Dry Season means lower relative humidity and dry landscaping, which significantly increases the risk of fires, both indoors and out.

  • Practice space heater safety: If you use a portable electric heater, be vigilant. Place it at least three feet away from curtains, bedding, clothes, and any other flammable material. Never leave it running unattended.
  • Inspect your heating system: Since your furnace or heat pump has been off for months, schedule a quick inspection to ensure it’s working safely and efficiently before you rely on it.
  • Check detectors: Test all smoke and carbon monoxide detectors in your home. Replace batteries immediately if needed.
  • Landscape Fire Safety: Follow all county and municipal notices regarding burn bans. Clear dead leaves and debris from around your home’s foundation and yard. In dry conditions, dead landscaping can fuel a ground fire. Be extremely cautious with outdoor grilling or bonfires.

Exterior Upkeep and Liability

While rain is less frequent, strong winds are common as cold fronts move through the state.

  • Secure outdoor items: Bring in or securely tie down any outdoor furniture, decorations, or loose items that could be damaged or become projectiles in high winds.
  • Trim weak branches: Inspect trees for dead or weak limbs hanging near your house or power lines. Strong dry-season winds could cause them to snap, resulting in property damage.
  • Clear walkways: Even without continuous rain, cold fronts can bring morning dew that freezes. Keep steps and walkways clear to reduce the risk of slip-and-fall injuries, which could lead to liability claims.
